Brevard's county seat carries a wide spread of housing: 1970s–90s inland subdivisions off Babcock and Wickham, plus the historic waterfront strip. Attics here were built before today's R-30 minimums, and the waterfront condensers carry an extra decade of salt-air wear.

Two Melbournes, two different attics

The inland subdivisions off Babcock and Wickham went up between the 1970s and the 1990s, and most of those attics are still carrying their original depth of material. They were built to the code of the day, which was well short of the R-30 a Florida ceiling is held to now, and thirty years of settling has taken more off the top.

The waterfront strip is a different assessment. Those homes span a much wider build window, and the salt air adds a decade of wear to anything mechanical sitting outside. What we look at there is less about depth and more about what the humidity has been doing to the ductwork and the attic deck.

Where we usually start on a Melbourne house

Almost always with a depth reading and a look at the eave line. If the material is thin but clean, the answer is a top-up, and it is the cheapest useful thing you can do to a house built in that window.

If the attic took water at some point, or there is evidence somebody has been living up there besides you, the honest answer is a vac-out first. We would rather tell you that at the quote than blow twelve inches of fresh fiberglass over a problem and let you find it next summer.
